Modernist apartment with terrace in the area of Eixample

The apartment is located in one of the first constructions built after the demolition of the medieval wall of Barcelona. This is Ezequiel Porcel's house, built in 1883, and it present all the characteristics of its time: solid brick walls and substructure of unidirectional metal beams that support a catalan vault ceiling. The building follows the dictates of the municipal ordinance of the late nineteenth century: a mezzanine that divides the floors, the absence of balconies, with the maintenance of the dimensions of the openings of the ground floor and the extension of its lining. Assorted elements, balconies with stone slab and cast iron balustrade, are insinuated in the mezzanine floor, wider on the second floor where the balcony is long, and reduced on the upper floors. The uniform treatment of the surface of the wall, with plaster on the ground floor, imitates the stone and on the upper floors frames the openings and reinforces the horizontal lines of the ceilings.

Despite is not located within the orthogonal grid of the Eixample, the plot is rectangular and allows to develop the classic typology of long and narrow typical Eixample’s apartments, with two facades: main one opening up to the street and another one inside the block, in addition to interior patios with ventilation where the installations run. Moreover, in the case of the mezzanine there is an interior terrace facing South-West, which guarantees sun for most of the day, as well as calm and tranquil space away from the city traffic.

Given the characteristics of the property, it is proposed to focus the day zone towards the interior of the block. The absence of structural walls in the first two cradles allows easily location of a large living area, dining and kitchen with a direct exit to the terrace. The rooms are located on the opposite side, behind the main facade and the inner courtyards, one of them accessible also from the house itself. As it is a street mainly for pedestrian use, it's perfect quiet zone to locate the lounge area. The existence of multiple patios is an advantage that permits to locate there the service area, such as bathrooms and laundry space.
